CASE STUDY

The journey of an expat Moroccan owner in Tanger

The first name has been changed. This story is real; it illustrates a situation many owners experience.

The project

Karim, 42, lives and works in France. Like many Moroccans living abroad, he wanted to invest in a property back home. After comparing several cities, he chose Tanger for its tourism potential and its proximity to Europe. He buys a 114 m² apartment at 9,000 MAD per m², a substantial investment. He furnishes and decorates it with care, and fits it with a full kitchen: a quality coffee maker, utensils, plates, glasses, cutlery… everything so a guest feels at home and can cook. He lists the home on Airbnb and Booking with beautiful photos, ready to launch into short-term rental at 850 MAD a night.

The problem: managing from afar

From France, Karim entrusts the day-to-day to family and friends, paying them 10% of the income. On paper, everything seems to run smoothly. In reality, the inventory is never done properly: some guests leave with plates, crockery gets broken, belongings are damaged, and no one notices. Worse, cleaning is rushed, or even skipped. The person meant to look after the home reasoned like this:

« Why change the sheets or towels for a guest staying only one night? »

Income that evaporates

Worse still: when the home was free, his relatives sometimes used it themselves, while telling him it had been rented “directly”. The money, they said, was “kept on site for when you come”, but there was nothing. Between the poorly maintained property and this opaque management, the real occupancy rate hovered around 20%, barely 6 nights a month.

The result: an almost empty property

Despite an excellent location and strong potential, the bad reviews pile up, some bordering on insult, and no one wants to rent anymore. On top of that comes the bill for unnoticed damage: repainting, crockery to replace, door handles, a broken shower column, a missing chandelier and ceiling light… more than 40,000 MAD in repairs and replacements over two years. The investment dream turns into a financial pit.

The turning point

After 24 months, exhausted, Karim understood that paying a commission to a serious concierge was not a loss but a real gain. It took time, nothing happens overnight. With careful home staging and a new rental strategy, the concierge gradually restored the apartment's image: new photos, optimised listing, rigorous inventories between each stay, professional cleaning, impeccable welcome, measured replies to reviews.

The result, after a few months

An occupancy rate that went from near zero to almost 70% over the year, 5-star reviews, and above all loyal guests who rebook the property without hesitation.
